Repair or Replace
Florida’s 25% rule used to push many homeowners into a full replacement. It still applies, but only to some roofs.
Is your roof permitted before March 1, 2009? Then if repairs cover more than 25% of the roof within 12 months, the whole roof must be brought up to the current Florida Building Code. Roofs permitted after March 1, 2009 are exempt: only the repaired section has to meet current code (Florida Statutes 553.844).
Roof age matters for insurance too. An insurer can’t refuse or non-renew your policy solely because your roof is under 15 years old. If it’s 15 or older, you can have it inspected first. If the inspection shows at least 5 years of useful life left, the insurer can’t refuse coverage based on age alone (Florida Statutes 627.7011).
